Plans to knock down Cardiff milk factory for affordable housing given go ahead

Permission has been granted to knock a milk factory down to make way for affordable housing.

Over 50 apartments will be built along with 15 townhouses on the Sanatorium Road site in Canton, Cardiff.

The site is currently occupied by “Milk & More”, a dairy and foodstuffs distribution facility and warehouse. It is still operating on a rolling monthly basis and is awaiting redevelopment.

The facility is one of the few industrial units left on the road, now surrounded by the huge Mill development that has seen hundreds of new homes built in recent years.

Developers submitted their plans to Cardiff Council in March and said there is “an unmet demand for affordable housing in this area of Cardiff”.

The proposals, submitted by United Welsh Housing Association and Ty Mill Developments Ltd, include 54 new-build apartments on the site and 15 terraced houses. The new apartment buildings will reach about four storeys high.

It will also include a landscaped “deck garden”, car parking, new access and wider landscaping of the plot.

The site already has a car park and the plans include adding a new “in and out” arrangement for residents.

Plans initially would have seen a taller tower block, but after discussions with planners, the development would now stand at four storeys.

Comments sent to the developers include concerns over congestion, speeding on Sanatorium Road and increased anti-social behaviour.

The developers said: “A number of local residents were concerned that the development of affordable housing could impact on the value of their property.”

In response, they said: “There is an unmet demand for affordable housing in this area of Cardiff. Proposals would regenerate a brownfield site to deliver a high quality, sustainable and affordable housing development to meet these needs.”

Planning documents state: “The development of new purpose-built apartments and housing requires expert knowledge surrounding the market demand and redevelopment options for the site.

“The application proposals have evolved as a result of extensive assessment and refinement in liaison with United Welsh Housing Association who will develop and operate the general and special needs housing proposed.”

The plans were granted permission on December 8.
