S-Line buildout continues in Sugar House: In Pictures
The buildout of the S-Line continues in Sugar House, with two new market-rate apartment buildings nearing completion and accepting applications for tenants. Streetcar Flats and Lotus Gallacher will add ~200 new residents to S-Line Streetcar corridor.
Both properties are zoned FB-SE Form-Based Streetcar Edge, and have a height maximum of 45 feet. The purpose of the zone is “to provide an appropriate transition in building size and scale between existing neighborhoods and the core area,” meaning downtown Sugar House.
The projects sit in prominent locations immediately adjacent to the streetcar tracks as well as 700 East and 900 East, important streets in the city. Let’s take a look.
Streetcar Flats – 2185 S 900 E
Aptly named ‘Streetcar Flats,’ this development boasts a prime location across from Fairmont Park and adjacent to the Sugarmont S-Line stop in Sugar House. Designed by Harris Architecture and constructed by Miller General Contractors, this 77-unit building offers studios, one-bedroom, and two-bedroom apartments, with rents ranging from $1,400 to $1,849 per month.
Lotus Gallacher – 717 E Simpson Ave
We first reported in January 2022 that Lotus Company launched a development project on the site formerly occupied by King’s Cottage Gallery and Copperhive Vintage (since relocated to 2709 S State Street). The new 69-unit apartment building, designed by JSF and built by Squires Construction, features studios, one-, two-, and three-bedroom apartments with rents ranging from $1,500 to $3,000 per month. Positioned between Parley’s Trail and Simpson Ave along the state-owned stroad, this building provides renters easy access to the 700 E S-Line stop and the soon-to-open Sugar House Trader Joe’s just across the street.
